Situational Challenges

The decision was made to hire a third party property management company for the Club to attend to day-to-day operations. The assignment included a comprehensive facility condition assessment, a capital plan, a benchmark cost analysis to determine potential operations and maintenance savings, and to implement and manage a full building maintenance program for the Club. The provider would supervise and oversee on-site maintenance staff, service vendors and contractors, and the program would include a computerized work order management system and a preventive maintenance program. After an exhaustive interview process, HUNT Property Solutions was selected. The HUNT team completed the facility condition assessment in the first two weeks and immediately completed landscaping, exterior repairs and deferred maintenance projects that demonstrated “physical indicators” of the change in management for building services. A cloud based work order management system was also implemented, along with a preventive maintenance program to be completed by the on-site staff each week. Capital improvement projects were prioritized totaling $50,000, including several life safety projects as well as a sewer repair project that, left undetected, would have resulted in major damage to the Club.

Our Results

HUNT Property Solutions has acted as the owner’s representative and construction expert to review and assess design options and provided critical experience and insight related to large scale expenditure items. The Club has saved thousands of dollars due to HPS providing value engineering services related to historic exterior restoration and infrastructure upgrades. Building maintenance services have also been greatly improved, capital projects are being completed quickly and within budget, and cost of overall operations have been reduced.
